Architectural Review Committee Responsibilities (ARC)
The Board of Directors worked over several months to overhaul and update ARC Guidelines. The Board reviewed community input on a proposed draft during their May 7, 2014 board meeting and approved this new guideline policy effective July 1, 2014.
- New guidelines essentially update approval policy on certain outdoor projects residents may wish to undertake. Guidelines establish responsibilities and authority for the Architectural Review Committee to manage project requests, establishes project requirements, policy and community standards as well as the approval process.
When do you need approval and what’s the process?
- You need approval from the Board (or ARC when appropriate) prior to beginning work on specific types of projects as specified in the ARC Guidelines. Review the ARC Guidelines to become familiar with all requirements, policies and standards for your project.
- Guidelines include (but are not limited to) criteria for changes, additions or improvements for:
- Fences
- In-ground swimming pools, hot tubs, saunas, and decorative waterfalls and ponds
- Storage sheds, pool pavilions, and other outbuildings
- Gazebos, decks, deck covers/shades
- Play equipment
- Free-standing flagpoles
- Signage
- Yard art

- You’ll submit your application directly to our Management Firm. Be sure to address all standards and ensure appropriate planning documents are included. So long as the application does not violate any architectural guidelines, the ARC has the authority to approve the application, and will provide a copy of their approval to the Board of Directors.* If the application contains information that, in the judgment of the ARC, does not conform to these architectural guidelines, the ARC must forward the application to the Board of Directors along with their recommendation for action. The ARC will typically review your request and provide approval as quickly as possible. Approval times are minimized when your application package is complete and when all plans are in compliance.
- Any approved application will be valid for six-months, and all approved work must be completed within that time or the approval will expire. Should the applicant not receive a reply within 10 days, an inquiry may be made to the Management Firm.
- Download and complete your application. Either mail or scan and email your request to Cambridge Community Management. Follow the instructions provided on the application.
* If there are not enough volunteers to create an ARC, then the Board of Directors will act in the absence of an ARC to review and make decisions.

Rules and Covenant Enforcement
How do you deal with rules or covenant enforcement issues?
- All potential rules or covenant violation concerns must be handled by our Management Firm and the Board. Do not take matters into your own hands! Request investigation of possible rules or covenant violations by contacting Cambridge Community Management directly – either by email or postal mail. You may call Cambridge for initial consultation, but you will need to followup with a written request with appropriate background. Cite your concern and reference the property involved. Provide sufficient details so Cambridge can effectively evaluate the complaint and decide on an appropriate enforcement action – based on their review and verification of the problem. Include photographic images if and when appropriate.

Request Maintenance
How do you resolve community maintenance issues?
- Request maintenance of community property (our park, fencing, signage), street signs, roadway signage, street lights or any other issue by contacting Cambridge Community Management either by phone or email. Please provide sufficient details for management to assess the matter, prioritize a response and take appropriate action.
- Be sure to identify yourself and provide a means for management to contact you in the event additional information or other followup actions are required.
